We want to ensure you have answers to all of your important questions. Below you will find answers to the most common questions we receive on a regular basis. If you have a question not covered below, please contact us using the info provided. 

We have copies of the deed restrictions in our File Library. These documents are provided for the convenience of St. James Wood Homeowners and should only be used for reference. You can also obtain an actual copy of the deed restriction pertaining to your property at the Lucas County Courthouse.

According to our deed restrictions, the only mailbox to be used in our community is a steel box enclosed in a cedar house. While not a very common mailbox in the big-box stores, you can contact the following local providers for custom mailboxes and services:

The duties of the association fall into two primary categories:

  • Enforce deed restrictions. The deed restrictions were established by the original developer of our neighborhood, look in the “Deed Restriction” FAQ above for more information.
  • Maintain our common property. Our common property includes the 7 acre St. James Park, 17 cul de sac islands, and five main entrances.

In performing their duties, trustees collect annual assessments, enforce the deed restrictions that apply to each lot, contract for maintenance work, account for every dollar collected or spent on behalf of SJW POA, and other duties as specified in the covenants. The precise duties of a Trustee is spelled out in the covenants attached to your property deed. We adhere to these writing strictly and do not act unless it is clear that we have legal authority to do so on behalf of the property owners of St. James Wood.

Trustees are/do not…

  • Policemen.
  • Settle disputes between neighbors.
  • Deal with barking dogs, garage bands or boom boxes.
  • Pick up dead animals.
  • Fix streetlights.
If you notice a streetlight or public area light is out, please complete the appropriate form and submit a report online to Toledo Edison. Thank you for helping to keep our streets and public areas safe.

Here are the choices as of August 5, 2021 for new customers, per quarter:

  • Klumm (419-829-3166), trash only: $55 – 96 gallon tote.
  • Suburban Sanitation (419-865-8453), trash only: $52 for 2 cans (not provided).
  • Stevens/Countyside (734-279-2611), trash only: $51 for 3 cans (not provided).
  • Republic Services (734-848-3633), trash and recycling: $75 a quarter plus fees, plus $65 tote delivery.
  • Waste Management (866-797-9018), trash only: $63 + fees, 96 gallon tote, + $75 tote pick up if cancelled.

This is handled by the Township (not the POA), they have an easy on-line form to report the problem and someone will contact you. If you’re not sure if the violation is actually “in violation”, you can also contact the Township Planning & Zoning Manager, Daryl Graus at 419-885-5276 or dgraus@sylvaniatownship.com.

The only approved fence type is split rail (2 or 3 rails).
